Lease terms: 12+ Months Security Deposit: $2,400 OAC (refundable $1,800) Credit below 620 may require double the normal deposit. Renter pays $135/mo Water-Sewer-Trash Fee and $135/mo Community Amenity & Maintenance Fee to the property (no other hidden fees), and their own gas, power & internet bills. Renter's insurance is required. Application Fee: $32+tax per adult over 18. PET POLICY Pets will be considered at the landlord's sole discretion on a case-by-case basis. If a pet is approved, the Tenant may be required to pay a refundable pet deposit ($600) and monthly pet rent ($25-50/mo per pet depending on size). Must be housebroken. Breed restrictions may apply. Max 2 dogs allowed by the HOA. Application Qualification Standards: - Monthly household income must exceed $6,000. Income must be from a steady, gainful job. Please provide income verification: Pay stubs and 2025 W2/Tax Return, and bank statements from the previous 3 months. - Positive references are required from the applicant's last two landlords, and there must be no evictions or unpaid judgments from previous landlords. - Applicants must demonstrate a responsible financial life, including a minimum credit score of 620. - A credit report and background check is required for all applicants over 18 years old. - Application is done online through a third-party portal.
