## Lease Terms * **Lease Term 12-month lease preferred. Renewal options are subject to mutual agreement. * **Utilities Tenant is responsible for all utilities, including electricity, gas, water, sewer, trash, internet, cable, and any other utility services unless otherwise agreed in writing. * **Smoking Policy Smoking of any kind is **strictly prohibited** inside the home, garage, and anywhere on the property. * **Pet Policy **No pets preferred.** However, pets may be considered on a case-by-case basis with prior written approval from the landlord. If approved, additional pet fees, deposits, screening requirements, breed restrictions, and renters insurance may apply. * **Occupancy Occupancy is limited to the individuals listed on the lease. Long-term guests or additional occupants require prior written approval from the landlord. * **Subletting Subletting, short-term rentals (including Airbnb or similar platforms), and assignment of the lease are not permitted without the landlord's prior written consent. * **Renters Insurance Tenant must maintain renters insurance throughout the lease term with a minimum of 100,000 personal liability coverage** and provide proof of coverage before move-in. Any approved pet must also be covered under the liability policy.
