Lease terms

All applicants must provide proof of income (3x monthly rent), credit history, and rental history for approval. A security deposit equal to one month's rent is required at lease signing and will be refunded upon move-out, subject to property inspection and lease terms. Move-in requires first month's rent and security deposit upfront. Tenant must maintain active renter's insurance throughout the lease term. Tenants are responsible for utilities, including electricity, gas, water, trash, and internet services. The property is located within an HOA community, and tenants must comply with all HOA rules and community guidelines including noise levels, parking rules, trash regulations. This is a non-smoking property. Smoking is not permitted inside the home. Small pets may be considered on a case-by-case basis with an additional deposit and/or monthly pet rent. Tenants are responsible for routine maintenance such as replacing air filters and basic upkeep. Major repairs will be handled by the landlord. Rent is due on the 1st of each month. A late fee will apply for payments received after the [specified date]. Minimum lease term is 12 months. Renewal options may be available upon satisfactory tenant history.
