Lease terms

Month-to-month lease. Rent is $900/month plus a flat $125/month utility fee (water, sewer, trash, gas, included). Security deposit is equal to one month's rent. Income should be at least 1.5x the monthly rent, and applicants should have a preferred credit score of 650+ (other factors considered). Background, credit, employment, and rental history verification are required. Pets are welcome with no additional deposit and/or pet rent. First month's rent, and utility fee are due before move-in. Tenant is responsible for rental insurance and must show proof of purchase before move in. Smoking of tobacco, cannabis, and other legal smoking products is permitted inside the leased premises. Tenant is responsible for any damage beyond ordinary wear and tear caused by smoking, including excessive odor, staining, burns, or residue requiring extraordinary cleaning, repainting, or replacement of flooring.
