A non-refundable $200 cleaning fee is due at move-in. *Included in Rent: Water, trash service, lawn care, pest control, and quarterly air filter replacements. *Tenant Responsibilities: Electricity, cable, and internet. *Pets: Up to 2 dogs (under 40 lbs each) and 2 cats allowed. $300 pet deposit *Smoking: No smoking permitted. *HOA Compliance: Tenant must comply with all HOA rules and regulations. Any violations or fines will be the tenant's responsibility. Tenant must also follow community trash and recycling guidelines. *Parking: Parking is permitted in designated areas only. No overnight street parking or parking on grass. *Pool Access: A $50 pool key fee is due at move-in. Replacement cost is $50 if lost. *Rent & Late Fees: Rent is due on the 1st of each month. A 5-day grace period is provided. A $250 late fee will be applied after the 5th. Additional daily late fees may apply if rent remains unpaid beyond 30 days. *Property Care: Tenant is expected to maintain the home in a clean and well-kept condition, including preventing mildew and stains. Annual professional carpet cleaning is required. *Window Coverings: Blinds are provided. Tenant is responsible for their care and any damage beyond normal wear and tear. *Maintenance Responsibilities: Tenant is responsible for minor maintenance, including replacing light bulbs and routine dryer lint removal. Owner will provide air filters quarterly and a refrigerator filter every 6 months, as well as smoke alarm batteries. Tenant agrees to allow access for these replacements. *Renter's Insurance: Required for the duration of the lease. *Subleasing: No subleasing or short-term rentals permitte.
