Contents of Premises: Renter covenants that they (a) will carefully and economically use any goods and chattels contained in the demised premises and will not transfer the use of possession of such goods and chattels, or any part of the same, to any person or persons whomsoever, without the written consent of Owner. (b) will forthwith repair all injury and pay all damages that may happen to accrue to such goods and chattels, or any part thereof, during the term of this lease; (c) will not remove or allow any of such goods and chattels to be removed for the demised premises to any other place without the written consent of Owner and (d) will at the expiration or termination of this lease surrender the goods and chattels to Owner in as good a state and condition as when the same are received, normal wear and expected. Use of Premises: Renters shall comply with all the sanitary laws, ordinances, rules, regulations, and orders of appropriate governmental authorities (and/or the Condominium Homeowner Assn. of which the demised premises are a part) and those reasonable written rules of Owner including, but not limited to those affecting the cleanliness, occupancy, safety and preservation of the demised premises and any common areas of the Condominium Assn. of which the demised premises are a part, and shall pay and/or reimburse Owner for any fines, damages, liabilities and/or levies incurred by or against the account of the Owners due to any action or failure to act on the part of the Renter in violation of those laws, ordinances, rules, regulations and orders. Renter agrees that the demised premises shall be occupied by no more than two (2) adults, 0 minors, and 0 pets, without the consent of the Owners. Maintenance: Renters agree that, upon taking occupancy of the premises should renters not immediately notify owner to the contrary, the demised premises are in good order, repair and in a safe, clean and tenable condition; and renter agrees to keep all such items in good order and repair and in a safe, clean and tenantable condition throughout the term of the lease. Renter will keep and maintain the leased premises and appurtenances in good and sanitary condition and repair in a good and attractive condition during the term of this lease. Renters agree that no smoking of any tobacco products by anyone shall take place in any of the interior rooms and lanai of the demised premises at any time. Alterations/Improvements: Renter shall make no alterations or improvements to the premises. Owners shall have the right at all reasonable times, upon reasonable notice to Renters, to enter the premises for the purpose of inspecting. Termination/Expiration: At the expiration of the lease terms, Renter shall quit and surrender the demised premises in as good a state and condition as they were at the commencement of this lease. If any default is made in the performance of this agreement, the right of the renters to occupy the property shall terminate and be forfeited, and Owners may re-enter the premises and remove all persons therefrom. Miscellaneous: The parties intend the occupancy of the premises by Renters to be temporary and that premises are not and will not be the sole residence of Renters. Renters may not assign this agreement or lease or grant any concession or license to use the premises or any part thereof. Renters do not have the right or authority to encumber the premises nor to permit any person to obtain or assert a lien for any improvements. Owners have provided the premises with water service, electric, basic cable service, and Wi-Fi. Renters are responsible for any phone service or additional charges incurred for the use of these utilities above and beyond the current level usage of these utilities. Renters agree to use these utilities economically to conserve energy and water consumption and to report any unusual leaks, power outages, and other unusual circumstances that would cause expense for these utilities to increase beyond what would otherwise be usual and customary. Renters agree to pay for any cost incurred by Owners for the enforcement of this agreement, including payment of a reasonable attorney fee. This agreement is made in Charlotte County, Florida, and is governed by the laws thereof. Addendum: Renters will be responsible for electric usage that exceeds $125 per month.
