To ensure a seamless and enjoyable living experience for everyone, please review the following lease terms: * Minimum 12-Month Lease: In accordance with Carlyle Heights HOA requirements, all leases must be for a minimum of one year. HOA approval is required prior to move-in. * HOA Lease Application: All applicants must complete and sign the official Carlyle Heights HOA lease application and comply with all HOA rules and regulations. * Application Requirements: Applicants are subject to a background screening and must provide proof of income or financial ability to satisfy the lease obligations, in accordance with HOA requirements. * Security Deposit: A refundable security deposit equal to one month's rent is required at lease signing, subject to the terms of the lease and the condition of the property at move-out. * Move-In Costs: First month's rent and the security deposit are due at lease signing. * Utilities: Move in with ease! All utilities are already connected and professionally managed for your convenience. You'll receive one monthly email with copies of all utility invoices and simply reimburse the actual costs (typically around $300/month, depending on consumption), including electricity, gas, water, high-speed internet, and trash service. * Home Care & Maintenance Program: Included as part of your lease to keep the home in exceptional condition year-round. The program includes: * One professional cleaning visit each month * Seasonal deep cleaning * HVAC filter replacements * Preventive pest control * Routine home maintenance and inspections, as needed * Move-Out Fee: A $250 professional cleaning and maintenance fee is due at the end of the lease. * Smoke-Free & Pet-Free Home: Smoking, vaping, and pets are not permitted. * Renter's Insurance: Proof of renters insurance is required prior to move-in and must remain active throughout the lease term. * No Subletting or Short-Term Rentals: Subletting, Airbnb, or any other short-term rental arrangements are not permitted. * Occupancy: Maximum occupancy must comply with HOA rules and local regulations.
