HOA approval is required prior to move-in. * HOA Lease Application: All applicants must complete and sign the official Carlyle Heights HOA lease application and comply with all HOA rules and regulations. * Application Requirements: Applicants are subject to a background screening and must provide proof of income or financial ability to satisfy the lease obligations, in accordance with HOA requirements. * Security Deposit: A refundable security deposit equal to one month's rent is required at lease signing, subject to the terms of the lease and the condition of the property at move-out. * Move-In Costs: First month's rent and the security deposit are due at lease signing. * Utilities: Move in with ease! All utilities are already connected and professionally managed for your convenience. You'll receive one monthly email with copies of all utility invoices and simply reimburse the actual costs (typically around $300/month, depending on consumption), including electricity, gas, water, high-speed internet, and trash service. * Home Care & Maintenance Program: Included as part of your lease to keep the home in exceptional condition year-round.
