Lease terms

Lease Terms: The lease term is 12 months. Monthly rent is $4,300, due on the 1st of each month. Applicants must have a minimum gross monthly income equal to at least three (3) times the monthly rent and a minimum credit score of 680. All applicants are subject to income verification, background screening, and rental history review, and applicants with prior evictions will not be considered. A security deposit equal to the first month's rent and the last month's rent is required prior to move-in. Tenant is responsible for electricity and gas, while the owner will pay for water and lawn maintenance. Renter's insurance is required and must be maintained throughout the lease term. Smoking is prohibited inside the property. Only approved occupants may reside in the home, and guests exceeding the lease limits require the owner's written approval. Tenant agrees to promptly report maintenance issues and is responsible for keeping the property clean and in good condition. The property includes separate ADU and JADU units that are rented independently; this lease applies only to the main residence and its designated areas.
