Lease terms

Rent: Rental pricing fluctuates based on term of the lease and season of the year during which lease would occur. Please note that the listed rental price may reflect a 12 month lease and shorter terms therefore would require higher rents. Lease Terms: Preferable to mid to long term rental terms, but potentially open to shorter terms as well. Security Deposit: $5000 Application Fee: $30/applicant Minimum Lease Terms: 1 month Maximum Lease Terms: 2 years Prefer Mid term to Long term leases, but open to shorter term ones as well. Credit, background checks and proof of funds will be required for all offers. Interested applicants should please provide proof of income and color copies of drivers' licenses or IDs for each adult over 18 with application. Tenant to independently verify room dimensions, property information, school district, etc., for accuracy. Owner is licensed salesperson. Rental requirements Rental History Requirements: Two years of verifiable, favorable residence history from a third-party landlord. If rental history demonstrates residency, but not by a third party, Landlord may require an additional security deposit. The following factors will be considered in denying an application or changing the offering terms: A. Having been sent a 3 day notice to vacate B. Giving insufficient funds check(s) C. Previous eviction D. Previous past due rent or other charges outstanding to a landlord E. Previous property damage F. Failure to have given a proper 30 day notice/ Breach of lease G. Previous or present rude and disruptive behavior H. Making false statements on the application Income Requirements: Monthly income must equal approximately three (3) or more times the monthly rent and no less than 2 (two) times the monthly rent. If monthly income does not equal at least three (3) times the stated monthly rent amount, the last month rent or additional deposit may be requested to be paid in advance. If we are unable to verify income, a current paycheck stub will be required. If applicant is unemployed the application will be denied unless acceptable proof of income from other sources is provided. Self-employed applicants must provide two years' tax returns or a P & L statement acceptable to Landlord. Employment Requirements: Verifiable employment and/or other income is required. Applicant will be denied if we are unable to verify the income or employment status. Self-employed applicants must produce written verification of work history through tax returns or bank statements. If applicant does not meet the stated employment criteria but otherwise qualifies, an additional deposit may be required. Credit Requirements Good credit is required. Outstanding bad debts being reported on credit report may result in denial or require an additional deposit, additional rent paid in advance and/or a qualifying guarantor. Excessive collections may result in denial. Outstanding debt to property management or landlord may result in denial. Non-discharged bankruptcy may result in denial. A credit score of 610 or above is generally required. If credit score is below 610, applicant may still potentially qualify if they possess substantial verifiable income that exceeds three (3) or more times the monthly rent and/or applicant provides an additional deposit or additional rent paid in advance.
