Lease terms

Security Deposit: Tenant pays a refundable security deposit of one-month's rent upon execution of the Lease. The deposit will be held in accordance with California Civil Code 1950.5 and may be used to cover unpaid rent, repair of damages beyond ordinary wear and tear, or other lease violations. The deposit (less any lawful deductions) will be returned within 21 days of move-out with an itemized statement if deductions are made. Renter's Insurance: Tenant is required to maintain renter's insurance throughout the term of the lease with minimum liability coverage of $100,000. Policy must name the Landlord as an "additional interest" (not as an additional insured). Proof of coverage must be provided prior to move-in and upon renewal of the policy. Pet Policy and Deposit: Pets are allowed as follows: Tenant may keep no more than one dog (no larger than 30 pounds) and one cat. Tenant shall pay a pet deposit of $500 per pet in addition to the security deposit. Tenant agrees to maintain the property in clean condition and ensure pets do not cause damage or disturbances. Any damage caused by pets shall be repaired at Tenant's expense and may be deducted from the security deposit. Utilities: Tenant shall be responsible for payment of all utilities: [including electricity, gas, water, trash, internet]. Landlord shall be responsible for no utilities. Maintenance and Repairs: Tenant shall keep the premises in a clean and sanitary condition. Any damage beyond normal wear and tear must be reported to Landlord promptly. Tenant shall not make alterations or improvements without Landlord's written consent.
