Lease terms

Rental Terms & Requirements: Rent: $4,495/month for a 12-month lease, due on the 1st of each month. Lease Term: Minimum 1-year lease required. Move-in Costs: First month's rent, last month's rent, and security deposit (equal to one month's rent) due at signing. Security Deposit: $4,495 Utilities & Maintenance Tenant is responsible for all utilities: water, gas, electricity, garbage, sewer, and internet. Tenant is responsible for yard/garden care and basic lawn maintenance. Occupancy & Screening All occupants 18 and older must be on the lease. Credit and background checks required for all tenants 18+. Rental references and proof of income required. High credit score and good rental history preferred. $50 non-refundable screening fee per applicant. Renter's insurance required prior to move-in. Pets Pets negotiable: Well-trained small dog or cat may be allowed with landlord approval. Pet deposit and monthly pet rent may apply. Pet insurance required if pets are approved. Other Rules & Policies No smoking or vaping of any kind (tobacco, cannabis, etc.) allowed inside the house or shed. Single-family or single-tenant use only (no subleasing, no room rentals). Property must be kept in good condition throughout the lease term.
