Lease terms

When applying and schedule a tour, the qualifying criteria is based on the following. PLEASE READ before applying! - 6-12 month lease or longer preferred. Lease ends by January. - Income to rent ratio 3:1 or better. Debt to income ratio must not exceed 20% of the applicant's income - Credit score must be 700 or higher. - Have no prior evictions. Applicant able to provide references from previous housing provider(s) - Security Deposit is 1 months' rent. First + last month's rent is due during signing. - Small dogs and cats considered on a case by case basis. Additional $50/month fee will apply to allow pets on the premises. A carpet cleaning fee will be charged when moves out. - No smoking. No drugs. - Renter's insurance required. - Tenant pays all utilities. - Tenant to pay / take care yard maintenance. I'd really appreciate if you can provide info for the following questions in your inquiry: - How many people will be living in the house? - Do you have any pets? - Will you be able to pass the background and credit check? (Minimum credit score 700, no eviction, good rental history) Everyone above 18 living in the home will need to pass the background check. - Are you currently working, and will you be able to provide current employer information? - Will you be able to provide a previous two landlord references?
