Lease terms

Lease Length: 12-month lease agreement preferred. Monthly Rent: $1,700/month, including utilities. Security Deposit: $1,700 due at lease signing and held according to applicable Utah laws. Move-In Date: August 1 (negotiable). Rent Due Date: Rent is due on the 1st of each month. Late Payments: Late fees may apply as outlined in the lease agreement. Utilities: Water, sewer, trash, gas, electricity, and internet (if applicable) are included with rent. Occupancy: Only approved tenants listed on the lease may reside in the unit. Smoking/Vaping: No smoking, vaping, or tobacco use anywhere on the property. Pets: No pets allowed. Parking: One designated driveway parking spot is included. Additional vehicles may be parked on the neighborhood street. Maintenance: Tenants are responsible for keeping the unit clean and reporting maintenance issues promptly. Property Access: Landlord will provide reasonable notice before entering the unit, except in emergency situations. Quiet Enjoyment: Tenants agree to respect the shared property environment and maintain reasonable noise levels. Subleasing: No subleasing or short-term rentals permitted. Alterations: No painting, remodeling, or permanent changes to the unit without prior written approval.
