Lease terms

* Monthly Rent: $2,200 * Security Deposit: $2,200 (equal to one month's rent) * Lease Term: Fixed 3-year lease with no automatic renewal. * Lease Expiration: At the end of the lease term, the lease will expire unless both parties mutually agree to negotiate and execute a new lease agreement. * Early Termination: Tenant is responsible for the remainder of the lease term if the lease is terminated early, unless otherwise agreed to in writing by the landlord. * Application Fee: $25 non-refundable application fee for each applicant 18 years of age or older. * Income Requirement: Household gross income must be at least $2,000 per week (approximately $104,000 annually). * Utilities: Tenant is responsible for all utilities. * Lawn Care & Snow Removal: Tenant is responsible for lawn maintenance and snow removal. * Pets: One pet permitted with landlord approval. No breed restrictions. A $250 one-time non-refundable pet fee is required. * Co-Signers: Co-signers/guarantors are accepted. * Trampoline: Existing trampoline may be purchased for $100 or will be removed by the landlord prior to occupancy. * Late Fees: Rent is due on the 1st of each month. A late fee of 5% of the monthly rent will be assessed if rent is not received by the end of the 7th day of the month.
