Lease terms

The rental property includes a selection of furniture. Any damages caused to the furniture beyond normal wear and tear will be the responsibility of the tenant. Additional charges will apply for tenants who wish to keep pets on the premises. The specific charges will be determined based on the size and type of pet. These charges are non-refundable and cover any potential damages or additional cleaning required due to the presence of pets. The tenant agrees to abide by all rules and regulations set forth by the Homeowners' Association (HOA) governing the community in which the rental property is located. A copy of these rules will be shared with the tenant upon lease signing. Failure to comply with HOA rules may result in penalties or termination of the lease agreement. The tenant will be responsible for all electricity and internet expenses incurred during the lease term. The initial lease term shall be 12 months, starting from the agreed-upon move-in date. Upon expiration, the lease may be renewed or terminated as per the mutual agreement of both parties. Any changes to the lease terms should be agreed upon in writing by both the landlord and tenant. A security deposit, equivalent to one month's rent, is required before the tenant takes possession of the property. The deposit will be held as security for any damages beyond normal wear and tear, unpaid rent, or other breaches of the lease agreement. The deposit will be returned within a month after the termination of the lease, less any deductions for legitimate charges. The tenant is responsible for promptly reporting any maintenance or repair issues to the landlord. The tenant should ensure that the property is kept clean and well-maintained.
