Lease terms

This is for the top floor of the house only (main level, consisting of 3 bed, 2.5 bath, 2250 s.f.). This includes use of 2 car garage and attic storage. Tenant responsible for utilities and lawn care (except sprinklers). All adults occupying premises need to fill out application. W/D available if needed. manager receives bills and forwards them along via email or in person to the tenants for reimbursement. Saves tenants time and money not applying for each utility Basement area is not included. manager uses it occasionally as storage or lodging a few days per month (typically 2-4 days a couple times per month). There are separate entrances and two way locks on stairway door, so it's similar to an apartment or condo situation. No issues previously with the arrangement, they often were unaware, he's quiet and respectful. Totally understand it may not work for your situation, and that's ok. Can provide tenant references. If you have pets, they must be house trained, require an additional deposit (including a non-refundable portion) and are at discretion of Manager.
