Financials & Fees Income: Minimum gross monthly income of 3x rent ($4,800). We welcome traveling professionals and accept verifiable housing stipends/contracts. Credit: 700+ preferred (670+ considered with excellent references). Screening: Clean eviction history is required. All applicants must complete a background and credit check. As this is a boutique restoration, we look for tenants who value quiet, contemplative living and stewardship of historic properties. Refundable Security Deposit: $1,600. This deposit protects the high-end artisan finishes, historic materials, and curated mid-century furnishings. Non-Refundable Cleaning Fee: $150. This ensures the studio receives a professional-grade deep clean and reset between every guest. Stay Duration: 30-day minimum. We specialize in mid-term stays for traveling professionals and those in transition. Pets & Smoking We are dog-friendly! We welcome well-behaved canine companions (maximum of two) to enjoy the fully fenced yard. A $50/month pet rent per dog applies. No Cats: To maintain the integrity of the artisan plaster walls and ensure an allergen-free environment for all future guests, we have a strict no-cat policy. 100% Smoke-Free: To preserve the historic wood beams and the health of our desert garden, smoking of any kind is strictly prohibited anywhere on the premises (inside or outside). We ask our guests to treat this restored adobe with care by avoiding the use of nails or adhesives on the artisan plaster walls and respecting our strictly smoke-free and cat-free policies. Please utilize the private Franklin cul-de-sac entrance and observe neighborhood quiet hours (9 PM 8 AM) to maintain the serene environment. While we handle the sustainable landscaping, we ask that you keep your private patio area clear and report any maintenance needs immediately.
