Lease terms

1. Renter's Insurance Tenant must maintain renter's insurance throughout the lease term, including personal property and personal liability coverage. Proof of coverage must be provided before move-in and upon request. 2. Shared Utilities Tenant is responsible for 50% of the shared utility bills, with the remaining 50% paid by Unit B. Tenant must pay their portion promptly after receiving a copy of the bill. 3. Parking Tenant may park only in the assigned carport space. Parking in driveways, walkways, fire lanes, or spaces assigned to other residents is prohibited. Guest parking is not guaranteed. 4. Authorized Occupants Only the individuals listed and approved on the lease may reside at the property. No additional person may move into or establish residency at the property without the landlord's prior written consent and completion of any required application process. 5. Guests Guests may not stay at the property for more than 14 consecutive days without the landlord's prior written consent. Guests may not receive mail, use the property as their primary address, or otherwise establish residency without being approved and added to the lease. 6. Subletting and Short-Term Rentals Subletting, assigning the lease, or offering any portion of the property as a short-term rental including through Airbnb or similar services is prohibited without the landlord's prior written consent.
