Applicant Criteria
Credit score under 600 = grounds for automatic denial
Delinquent/collection accounts, unpaid utilities = potential denial
Strong rental history required, no evictions or landlord complaints; notice must have been provided to current landlord (lease requirements satisfied)
Minimum one year of consistent employment required; does not need to be with the same employer
Recent pay stub must show year-to-date income that supports the 3x rent requirement
If additional verification is needed, we may request a prior-year tax filing to confirm income consistency
Self-employed applicants may be asked to provide two years of tax filings or 1099s
Monthly income must be at least 3x the rent (bonuses, overtime, and child support not counted)
All applicants age 18+ must apply and meet screening requirements. Applications are evaluated based on the overall household qualification profile, including income, credit, rental, eviction, and background history. Additional qualification requirements may apply depending on the application.
