Lease terms

No smoking of any kind allowed. Lease: Minimum duration 12-month lease. Security Deposit: 1 months' rent. Utilities & Fees: Tenant is responsible for setting up and paying all utilities in their own name. Tenant is responsible for gas and electric. Water utility will remain in the owner's name, water bill covered up to $90/month (included in the rent). If higher, the difference needs to be reimbursed to the landlord through one time payments. Application process: Initial applications must be submitted online. An in-person meeting/interview is required as a final step before approval. 1 small dog allowed (animal lover here) but please be mindful of the house and understand that expenses for any repairs needed will be taken out of the security deposit. Up to 2 cats are allowed as well, but if there's any cat urine smell (ie. spraying) at the end of the lease, the tenant will be responsible for the treatment of it for its full removal, or it will be deducted from the security deposit. Pet deposit will be determined after application review. No wallpapers, painting allowed, house to be rented as is. At the end of the lease, property is to be returned deep cleaned, ready for its next tenant, otherwise a $300 cleaning fee will apply. First and last months rent + deposit upfront.
