Lease Terms The minimum lease term is twelve (12) months. Upon expiration of the initial lease term, renewal options may be available subject to management approval and current market pricing. Maximum occupancy for this two-bedroom home is five (5) residents in accordance with Arizona Occupancy Standards. Guests staying for extended periods may be required to complete an application and be added to the lease in accordance with community policies. Subletting, short-term rentals, Airbnb, and lease assignments are not permitted without prior written approval from management. Residents are responsible for establishing electric service through SRP prior to move-in. Water and sewer are billed monthly based on actual usage. Trash service is billed at a flat rate of $35 per month. A Resident Benefit Package is required at $25 per month. Renters insurance with a minimum of $100,000 in liability coverage is required throughout the lease term. Smoking and vaping are prohibited inside the home. Each two-bedroom home includes one assigned covered parking space. Pet Policy Pets are welcome! We proudly partner with PetScreening to provide an inclusive pet screening process. All pets and assistance animals must complete a PetScreening profile before move-in. Pet deposits and monthly pet rent are determined by each pet's FIDO Score through PetScreening. Residents are responsible for maintaining current vaccinations and complying with all local licensing requirements. This community features luxury vinyl plank flooring for easy cleanup and durability, making it a great home for pet owners. Rental Qualifications Applications are processed through a third-party screening provider. Minimum qualifications include: Gross monthly household income of at least 2.5 times the monthly rent. Verifiable income documentation. Preferred credit score of 600 or higher. Positive rental history with no outstanding landlord debt or prior evictions. Discharged bankruptcies may be considered with re-established credit. Criminal background screening conducted in accordance with Fair Housing laws. Application Fee: $65 per adult applicant. Administrative Fee: $300. Zero Deposit Community*: Qualified applicants may be eligible to move in without a traditional security deposit through our deposit alternative program.
