Additional Home Features & Responsibilities -A water filtration system is installed under the kitchen sink and has been recently updated with new filters. The refrigerator ice maker is connected and produces ice using filtered water. -The home is equipped with 16 solar panels provided at no additional cost to the tenant, significantly reducing electricity expenses. Current SCE bills are typically under $25/month. The landlord is responsible for maintenance and equipment costs. -Tenant is responsible for all standard utilities, including gas, electricity, water, and trash. -An ADT security system is installed and available for tenant use; activation and service will be the tenant's responsibility. -The landlord provides weekly pool maintenance service. Tenant is responsible for maintaining the hot tub by replacing the Frog Ease SmartChlor cartridge monthly (approximately $55 for a 3-pack). -Washer and dryer are located in the garage. Tenant is responsible for their upkeep and maintenance. -Landscaping service is included monthly to maintain general yard upkeep, including palm tree trimming.
