Notice Period: A strict 60-day written notice is required by either party prior to vacating or terminating the tenancy. Monthly Base Rent: $2,450 / month Due Date: Rent is due on the 1st calendar day of each month. Move-In Costs Required: First month's rent + standard Security Deposit + applicable Pet Deposit. Physical Access Provided: 2 physical house keys and 2 physical garage door openers will be handed over on move-in day. Digital Access Provided: A unique entry code for the front door smart lock will be activated and issued immediately prior to move-in. Smart Amenities: The provided garage door opener natively supports smart remote/app functionality for tenant convenience. Late Fee Assessment: Monthly late fee set at $100. Mandatory Grace Period: No late fees can be assessed until rent is at least 3 calendar days late. The Fee Structure: If rent is not received by 11:59 PM on the 3rd of the month, a late fee will hit on the 4th. Maintenance Requests Category 1: Emergency & Essential Services (48-Hour Max) Includes: Complete loss of heating/cooling, lack of running hot/cold water, major electrical failures, gas utility hazards, raw sewer backup, or a total failure of front door locks. Timeline: The tenant must notify the owner immediately. Under NRS 118A.380, the landlord has a maximum of 48 hours (excluding weekends and legal holidays) to resolve the issue or make documented good-faith progress toward fixing it. Category 2: Non-Essential Repairs (14-Day Max) Includes: Appliance breakdowns (refrigerator, matching washer/dryer set, dishwasher), minor plumbing drips, fence adjustments, or cosmetic drywall issues. Timeline: Must be reported to the owner within 48 hours of discovery. Under NRS 118A.355, the landlord has up to 14 calendar days to complete the repair or show satisfactory progress. Renters insurance with a minimum of $100,000 in personal liability is strictly required, with the landlord named as an additional interest prior to occupancy.
