Move-in cost: $5,600 first month's rent + $11,200 security deposit (includes last month's rent) = $16,800 total due at signing. Lease Terms: 12-month initial lease. Renewal or extension subject to mutual agreement, lease terms, and applicable California law. Utilities & services: Tenant is responsible for electric, gas, water, and trash all utility accounts must be placed in the tenant's name at move-in. Landlord provides gardening/landscaping and pool cleaning services. Renters insurance: Tenant is required to obtain renters insurance prior to move-in and maintain coverage throughout the tenancy, with a minimum of $300,000 in liability coverage and Landlord listed as an interested party on the policy. Pets: Pets allowed only with landlord's prior written authorization. Smoking: No smoking permitted in the home. Parking: 3-car garage plus ample additional parking on the driveway and side of the home. Equipped with an EV charging outlet/plug-in; the charging unit itself is NOT provided and is the tenant's responsibility to supply.
