Lease terms

Monthly rent is $2,100, due on the 1st of each month. Rent paid after the 5th is subject to a $100 late fee. Tenant is responsible for electricity, natural gas, water, and all other utilities/services. Tenant is responsible for routine yard maintenance, weed removal, and keeping the property clean and free of excessive trash/debris. Tenant is responsible for replacing the AC/HVAC filter monthly and the refrigerator water filter every 6 months. One of each filter will be provided at move-in. No pets and no smoking are permitted on the property. No alterations, subleasing, or short-term rentals without landlord's written approval. A property walk-through may be conducted approximately every 4 6 months with advance notice. Additional inspections may be conducted when reasonably necessary, as permitted by Texas law. Tenant is responsible for damage caused by the tenant, household members, or guests beyond normal wear and tear. A $2,100 security deposit is required prior to move-in.
