Lease terms

Tenant Responsibilities Tenant is responsible for payment of all utilities, including electricity, gas, water, garbage, sewer, and internet/cable services. Tenant must maintain the property in clean, sanitary, and safe condition at all times. Tenant is responsible for routine yard and backyard maintenance, including mowing, watering, trimming, and general upkeep. Tenant must promptly report any damages, repairs, or maintenance issues to the landlord. Tenant is responsible for minor maintenance (e.g., light bulbs, air filters, basic upkeep). Rent and Deposit Monthly rent must be paid in full and on time as stated in the lease agreement. A security deposit is required prior to move-in and will be held in accordance with California law. Last month's rent may be required in advance (if applicable). Occupancy and Use Only authorized occupants listed on the lease may reside at the property. The property is to be used for residential purposes only. Subleasing or assigning the lease is not allowed without written landlord approval. Smoking and Pets No smoking is allowed inside the property. Smoking may be restricted entirely on the premises (optional: specify). Pets are not allowed unless approved in writing by the landlord (include pet deposit/terms if applicable). Alterations and Repairs Tenant may not make any alterations, improvements, or modifications without prior written consent. Tenant is responsible for any damages caused by negligence or misuse. Entry and Inspection Landlord may enter the property with proper notice in accordance with California law for inspection, repairs, or emergencies. Parking and Common Areas Parking is limited to designated areas only. Tenant must comply with all property rules regarding shared or common spaces. Lease Compliance Tenant agrees to comply with all federal, state, and local laws. Any violation of lease terms may result in penalties or termination of tenancy.
