Lease terms

This is a fixed 12-month residential lease between the Landlord and the Tenant(s), who are jointly and severally liable for all obligations. Monthly rent (to be set in the agreement) is due on the 1st via Zelle, cash, or cashier's check only (no personal checks), with a 3% late fee if paid more than 7 days late. A security deposit equal to one month's rent is required at signing and will be returned within 20 days of move-out, less lawful deductions. The property is for residential use only; pets, business activity, and subletting are prohibited without the Landlord's prior written consent, and smoking is allowed outside only. The Landlord pays for water and common area lawn service, while the Tenant must keep the premises clean, repair any damage they cause, and notify the Landlord of needed repairs. The Landlord may enter with 24 hours' written notice (except in emergencies). The lease automatically converts to a month-to-month tenancy unless either party gives 60 days' written notice before the term ends, and the Tenant can be found in default for non-payment, illegal activity, or other material violations, allowing the Landlord to terminate immediately.
