Lease terms

No smoking inside the home. Tenants must abide by deed restrictions as outlined by the HOA and are responsible for any fees or fines they cause. Small dogs (up to 30lbs) and cats allowed, with a maximum of two pets. Trash, water, and sewer will be paid by Landlord and charged to Tenant at a rate of $50.00 per month. Tenant is responsible for other utilities, including gas and electric. Home is wired for ADT security but service is not included. Two car garage and driveway are available for tenant parking. Please note that the HOA restricts parking on the street overnight and towing is enforced. Please note that the community requires a minimum lease duration of one year. Notice of intent to vacate rental property is required 60 days in advance of lease end date. Additionally, Landlord will inform Tenant of lease non-renewal as well. Application and screening fee of $50.00 is required to be paid by each perspective tenant and is non-refundable. Signing this acknowledgment indicates that you have had the opportunity to review the landlord's tenant selection criteria. The tenant selection criteria may include factors such as criminal history, credit history, current income, and rental history. If you do not meet the selection criteria, or if you provide inaccurate or incomplete information, your application may be rejected and your application fee will not be refunded.
