**Lease Terms** Monthly Rent: 1,830/month** Security Deposit: 1,830** Lease Term: **12 months** Application Fee: 45 per applicant, due at application** Application Requirement: **All adults age 18+ who will live in the property must submit an application** Rent is due on the **1st day of each month**. **Late Fee Policy** Rent is considered late if not received by **11:59 PM on the 3rd day of the month**. If rent is not received by that time, a late fee of **10% of monthly rent** will be charged. Based on monthly rent of 1,830 the late fee is 183.0**. Any unpaid rent, late fees, utility charges, or other amounts owed under the lease may be deducted from the security deposit to the extent permitted by law. **Estimated Move-In Costs** First month's rent: 1,830** Security deposit: 1,830** Application fee: 45 per adult applicant** Total due before move-in will depend on the number of applicants and any prorated rent, if applicable. **Utilities** Tenant responsible for: * Electric * Gas * Internet Owner covers: * HOA dues * Water, sewer, and trash, as included through the HOA **Policies** * No smoking or vaping in the unit * Pets are not allowed * Renter's insurance required * No subleasing or short-term rentals, including Airbnb/VRBO * Tenant must comply with all HOA rules and regulations * Property must be used as a residential dwelling only **Tenant Screening Criteria** The following written screening criteria are used to evaluate all applicants and are provided before accepting any application fee, deposit, or other payment from a prospective renter. Applicants must meet the following minimum requirements: **Income Requirement Household gross income must be at least **3x monthly rent or 5,685/month** based on rent of $1,830 **Credit Requirement Minimum credit score of **700**. **Rental History Positive rental history required. Applicants may be denied for prior evictions, unpaid landlord collections, repeated late payments, material lease violations, or poor rental references. **Employment / Income Verification Proof of stable, verifiable income is required. Acceptable documentation may include recent pay stubs, offer letter, bank statements, tax documents, or other verifiable income documentation. **Background Screening A background screening will be conducted. Applications may be denied based on criminal history that is relevant to tenant safety, property safety, or the applicant's ability to meet lease obligations, consistent with applicable law. **Occupancy Limits Occupancy must comply with applicable local, state, federal, and HOA occupancy standards. **Application Review** Applications are reviewed using the criteria above. Failure to meet one or more criteria may result in denial or additional requirements, such as an increased deposit or qualified co-signer, where permitted by law. The application fee is used to process tenant screening, which may include credit, background, eviction, rental history, and income verification.
