Lease terms

*Available on a 3-month, 6-month or 12-month lease, or negotiable month-to-month basis. Monthly rent is $2000, due on the ___ day of each month and payable via Zelle or direct bank ACH transfer. A 5-day grace period applies. Rent is considered late on the 6th day. A $150 late fee will apply. Continued non-payment may result in formal notice to vacate in accordance with Pennsylvania law. Tenant may be responsible for court costs and legal fees associated with collection or eviction proceedings, to the extent permitted by law. A signed furnished rental agreement is required for all stays of 30 days or longer. Utilities included are water and high-speed internet. Gas and electricity are separately metered and paid directly by the tenant. This is a non-smoking property. Smoking of any kind is strictly prohibited inside the unit. No pets are permitted. Tenant agrees to maintain a quiet and respectful environment. Parties, loud music, and excessive noise are not permitted. As this is a multi-unit property, tenants must be mindful of shared walls and neighboring residents. The Property is rented fully furnished. Tenant agrees to maintain all furnishings, appliances, and household items in good condition, normal wear and tear excepted. Any missing items or damage beyond normal wear may be deducted from the security deposit. Occupancy is limited to 2 persons. No additional occupants or subleasing is permitted without written approval. Free street parking is available in the surrounding area. Some nearby streets require residential parking permit. For a flat $75 fee per vehicle (issued by the Philadelphia Parking Authority), tenants may obtain a permit directly if needed.
