Utilities are separate, paid by the tenant, giving you full control over your monthly usage and costs (water, gas, electricity, trash, internet). Tenant is responsible for establishing and maintaining electricity and gas services in their name prior to occupancy. Street parking available; a residential parking permit may be required at certain times. Tenant responsible for obtaining any necessary permits. One-time administrative fee per applicant for processing and screening. Applicants are required to pay a $50 screening fee directly to Zillow. A separate $25 application/administrative fee is collected by the landlord for processing. Tenants are required to carry their own renters insurance covering personal property and liability. No pets permitted. No smoking permitted anywhere on the property Tenant is responsible for keeping the home clean and in good condition, properly using appliances and fixtures, replacing light bulbs and standard batteries, and promptly reporting maintenance issues. Tenant is responsible for damage caused by misuse or negligence. Landlord is responsible for major repairs, systems, and normal wear and tear.
