Lease terms

* Rent: $3,100 per month * Minimum Lease Term: 3 months * Security Deposit: One month's rent * Fully Furnished * Utilities Included: Electricity, Natural Gas, Water/Sewer, and Trash * High-Speed Internet Included * Lawn Care Included * Snow Removal Included * Attached Two-Car Garage Included * Additional Off-Street Driveway Parking Included * Central Heating & Air Conditioning * High-Efficiency Furnace * Water Softener * No Pets * No Smoking, Vaping, Marijuana, or Illegal Drugs * Renter's Insurance Required Additional Lease Terms * Rent is due on the 1st day of each month. * Monthly rent is not prorated for voluntary early move-out. If the Tenant vacates the Property before the end of any rental month, the full monthly rent remains due unless the Landlord agrees otherwise in writing. * Tenant must provide at least 30 days' written notice before vacating the Property or requesting an early lease termination. * Early lease termination is subject to the terms of the Lease Agreement and applicable Minnesota law. * Tenant may request a lease extension of one (1) month or longer. Any extension is subject to the Landlord's written approval and must be agreed to in writing before the current lease expires. * Tenant shall notify the Landlord at least 30 days before the lease expiration date whether they intend to renew the lease or vacate the Property. * A late fee may apply if rent is not received by the due date as specified in the Lease Agreement. * Tenant is responsible for maintaining the Property in a clean and sanitary condition and for promptly reporting any maintenance issues. * Tenant shall use reasonable care when using all furniture, appliances, and household items provided by the Landlord and shall be responsible for any damage beyond normal wear and tear. * Furniture, appliances, and all provided household items shall be returned in the same condition as received, excluding normal wear and tear. * A move-in inspection and a move-out inspection will be completed jointly by the Landlord and Tenant. * The Property is intended for residential use only. Subleasing, short-term rentals (including Airbnb, VRBO, or similar platforms), and unauthorized occupants are not permitted without the Landlord's prior written consent.
