Lease terms

1. **Lease Duration The lease term shall be for one year. 2. **Renewal The lease may be renewed upon mutual agreement of both parties. The tenant must provide written intent to renew 30 days before the lease expiration. 3. **Rent Payments Rent is due on the first day of each month. If rent is not paid within five days of the due date, a late fee will be incurred. 4. **Security Deposit A standard security deposit of one month's rent is required at the signing of this lease. The security deposit will be returned within 14 business days of lease termination, provided the property is left in the same condition as at the start of the lease, normal wear and tear excepted. 5. **Maintenance and Upkeep The tenant is required to maintain the premises in a clean and sanitary manner and to promptly notify the landlord of any damage or disrepair. 6. **Alterations No alterations, installations, or modifications shall be made without prior written authorization from the landlord. 7. **Subletting The tenant shall not sublet any part of the premises or assign this lease without the prior written consent of the landlord. No smoking allowed.
