Lease terms

- 12 Month lease term - Tenant pays for all utilities. Electric, water, and sewer are paid directly to provider, garbage is billed back to the tenant. - No pets accepted - Security Deposit is equal to one months rent (Screening dependent) - No Smoking - Tenant maintains property grounds (front, side, and rear yards). - Unit is not a Type A "accessible" unit. Landlord will use an individualized assessment to screen applicants. Reasons for screening denial may include: 1) Criminal conviction history 2) Derogatory credit history 3) Derogatory rental history 4) Income less than 2.5x the rental rate 5) Inability to verify application information This ad is being posted on 8/1/26. Applications will be accepted 8/4/26 at 12PM PT. Portland laws require landlords to process applications in the order received beginning 8/4/26. Applications received prior to 8/4/26 will be penalized with an 8 hr delay per law. Applications are $35/person. All occupants 18+ must fill out a separate application. The City of Portland requires a notice to applicants of the Portland Housing Bureau's Statement of Applicant Rights. Additionally, Portland requires a notice to applicants relating to a Tenant's right to request a Modification or Accommodation. Applicants are welcome to provide supplemental evidence to mitigate potentially negative screening results.
