Light street noise may be heard at times, particularly on weekends due to increased visitors to nearby Balboa Park and the San Diego Zoo. Occasional airplane or helicopter noise may also be heard, as is common in many central San Diego neighborhoods.
The home is accessed via one step down from the parking spot, and another step up to the front entry and may not be suitable for guests with mobility challenges.
This is a peaceful neighborhood and the home is best suited for guests seeking a quiet, respectful environment. It is not appropriate for parties or events. There is one studio unit below. We request any guests be respectful with noise.
For longer stays, periodic maintenance or landscaping may occur outside during daytime hours. We will always provide notice if access is ever needed.

1. General Guest Responsibilities Maximum occupancy: 2 guests - Only registered guests may occupy the home overnight unless approved in advance. No smoking of any kind in or on the property. No illegal activities or parties. Violations may result in immediate cancellation. Guests are responsible for any damage to property or furniture during their stay. 2. Safety & Liability Guests must lock all doors and close all windows when leaving the property. Do not tamper with smoke detectors, fire extinguishers, or other safety equipment. For stays exceeding 28 days, the following requirements apply and must be completed within 48 hours of booking to maintain the reservation: Guest must sign a rental/occupancy agreement outlining stay dates and house policies. Guest must provide proof of active renters insurance covering personal liability and accidental damage. Guest must successfully complete a background and credit screening (non-refundable screening fee applies). Minimum credit score requirement: 700. Failure to complete these requirements within the stated timeframe may result in cancellation of the reservation. For security and legal reasons, guests may not use the property as a mailing address or receive mail at the home. Short-term package deliveries (such as Amazon or food deliveries) are permitted. Official mail, subscriptions, government correspondence, or address changes are strictly prohibited. Mail delivered in violation of this policy may be returned to sender. The property may not be used as a business address or for commercial purposes. Subleasing, short-term hosting, or assignment of the reservation is not permitted. Guests must report any damage or safety hazards immediately to avoid worsening the problem. 3. Respect for Furniture & Property Treat furniture, appliances, and decor with care. Avoid moving heavy furniture without prior approval. Avoid using kitchen appliances or equipment for purposes other than their intended use. No pets unless pre-approved in writing prior to booking. Unauthorized pets may result in additional fees or cancellation. Guests are responsible for any pet-related damage, odors, excessive cleaning, or pest issues. Commercial photography and filming is not permitted. 4. Neighborhood Courtesy Observe quiet hours: 10 PM 7 AM. Keep noise to a respectful level; loud parties or music are prohibited. Dispose of trash and recycling properly. Follow San Diego city guidelines. Respect neighbors' property, parking, and privacy. 5. Cleanliness & Maintenance Guests should maintain cleanliness during their stay. Removing shoes upon entering the home is preferred to maintain cleanliness of the floor and rugs. Do not leave food or trash out overnight to avoid pests. Report leaks, spills, or appliance malfunctions immediately. Owner or authorized service providers may access the property with reasonable advance notice for maintenance, repairs, safety, or housekeeping as permitted by law, or immediately in the event of an emergency. For extended stays, periodic housekeeping may be required to maintain the home and ensure proper care of the property. Cleanings will be coordinated in advance with reasonable notice. 6. Check-In / Check-Out Procedures Check-in is after 3PM, check-out is by 11AM. Take photos of the unit condition at check-in for your records. Return keys, garage openers, or access devices on time. 7. Emergency Procedures In case of emergency (fire, injury, or police/fire calls), call 911 immediately. Fire extinguisher is located under the kitchen sink. 8. Damage & Security Guests are financially responsible for any damage caused by negligence, misuse, or missing house items. Airbnb may hold security deposits or process claims through the Host Guarantee if damages occur. Guests must promptly report any damage, malfunction, or safety concern to the host. Miscellaneous No additional guests beyond those listed in the reservation. Parking rules: Park in dedicated parking spot on premises, or adjacent neighborhood street. Guests should follow any city regulations regarding noise, waste, and rentals. No alterations, mounting, nails, adhesive hooks, or modifications to walls, furniture, or fixtures are permitted without written approval.
