Lease terms

Monthly Rent: $2,200 - includes HOA fees (including water) but not utilities (gas, electricity, internet, and trash). Lease Term: 12 months Security Deposit: $2,200 (refundable, subject to the terms of the lease) Application: All occupants age 18 and older must complete a Zillow rental application and screening. Income Requirement: Combined gross household income must be at least two (2) times the monthly rent ($4,400/month). Credit Requirement: Minimum credit score of 680. Credit, income, rental history, and overall application will be considered. Rental History: No prior evictions or outstanding landlord collections. Pets: Up to two (2) small dogs considered with landlord approval. A $300 refundable pet deposit and $50/month pet rent applies. No cats. Assistance animals are considered in accordance with applicable law. Smoking: No smoking or vaping of any kind inside the unit or on the property including the garage. Utilities: Tenant is responsible for all utilities unless otherwise specified in the lease. Renters Insurance: Required. Tenant must maintain renters insurance with a minimum of $300,000 in personal liability coverage throughout the lease term and provide proof of coverage prior to move-in. Occupancy: Maximum occupancy in accordance with applicable local laws and HOA rules. Availability: Available upon approved application, signed lease, and payment of required move-in funds.
