Tenant pays for all the utilities (water, electricity, internet and sewer), Tenant is responsible for snow removal, and lawn maintenance. Min 12 months lease is required. NO Smoking on the property. Renters insurance is required. Basement is not available for rent, and owned by the landlord Landlord to contribute 10% to utilities bills, rest is to be paid by tenant Renter policy 1. Pet Permission Pets are permitted with prior written approval. Approval is per-pet, not blanket. 2. Restrictions (your call DE law allows all of these) Max number: recommend 2 pets max for a SFH Weight limit: e.g., dogs up to 50 lbs (adjust to your comfort) Breed restrictions are permitted under Delaware law consider restricting high-liability breeds (Pit Bull, Rottweiler, Doberman) to reduce homeowner's insurance exposure No exotic animals, reptiles, or livestock 3. Pet Deposit $700 refundable pet deposit per pet, held in escrow with the security deposit. Refundable minus documented pet-caused damages. 4. Pet Rent $30/month per pet, due with monthly rent. 5. Tenant Responsibilities Maintain current vaccinations (provide proof annually) Clean up waste from yard immediately Prevent nuisance behavior (excessive barking, aggression) Tenant is liable for any damage caused by pet to property, fixtures, landscaping, or neighboring property 6. Assistance Animals This policy does not apply to verified service animals or assistance animals under the Fair Housing Act. No pet deposit or pet rent will be charged for verified assistance animals.
