Lease Type: 1 Year Plus, must have good credit (650+) and income 3 times the rent Restrictions: No Smoking, No Sublease. A. Tenant will pay all connection fees, service fees, usage fees, and all other costs and fees for all utilities to the Property (for example, electricity, gas, water, wastewater, garbage, telephone, alarm monitoring systems, cable, and Internet connections) except the HOA fees which Landlord will pay. - Unless otherwise agreed, above utility amounts are payable directly to the service providers. B. Unless provided by Landlord, Tenant must, at a minimum, keep the following utilities on, if available, at all times this lease is in effect: gas; electricity; water; wastewater; and garbage services C. Rental insurance is mandatory and the tenant is required to show proof of insurance before they move in. D. Strictly no smoking allowed in the house. E. Tenants are responsible to maintain the property lawn and exterior according to the HOA norms F. Repair request must be in writing/email G. Tenants required to change the AC filter every 2 months. H. No Sub-leasing permitted I. The landlord will have the access to the property for inspection with 48 hrs of notice. J. Tenant is responsible for pest treatment K. Tenants will be responsible for any HOA fine due to their action or inaction. L. If there is any drain blockage it is the tenants responsibility unless and until it is caused by the landlord's negligence. More detailed terms will be provided during the rental agreement process. M. Require monthly Pet fee for dogs and cats ( No other pets allowed) Available to tour 9AM-8PM.
