Lease terms

The following are the lease terms 1. Every adult who lives in the rental including both members of a married or unmarried couple should be named as tenants and sign the lease. 2. Only direct deposit or electronic transfer is only acceptable payment method this is due the first day of the month. The late fee will be $20 per day, after the 3rd day of the month. If the rent is not paid by the 5th of the month the landlord will start reaching to other sources and take measures. 3. The security deposit will be $2600, which is due next day after the lease agreement. This payment has to be done electronically and proof of transfer must be provided. 4. The tenant are responsible to maintain a clean and sanitary premises and pay for any damage they caused (excluding normal wear and tear) 5. The landlord will provide 24 Hours notice prior to entering the property to make repairs. However, incase of an emergency no advance notice will be given to the tenants. The tenant is not required to be in person for the landlord to do inspection. The landlord will conduct inpsection every 3 month from the lease start day. 6. NO PETS allowed, regardless of the size and bread of the dog. 7. This lease will act as Tenant's notice to quit or vacate thereby waiving any requirement that Landlord serve Tenant with further notice before eviction. 8. The tenant will be responsible for the following utilities bills electric, gas and water. 9. The tenant will 7 days after the lease terminate to remove all items from the property. The tenant will responsible for any left trash and removals of trash. 10. Tenant will need to provide 2 years of tax return, 3 month of recent pay stubs, previous landlord contact,3 references contacts, 2 emergency contacts, social security card and government ID card. 11. Additional details will be included in the paper form of the lease.
