Lease terms

Lease Term Minimum lease term: 3 months minimum Month-to-month tenancy may be considered after the initial lease term, subject to owner approval. Monthly Rent Rent is due on the 1st day of each month. A late fee may be assessed if rent is not received within the grace period specified in the lease. Security Deposit Security deposit $1,250.00 $1,000 Deposit is refundable, $250 is non refundable cleaning deposit, less any lawful deductions for damages beyond normal wear and tear, unpaid rent. Occupancy Maximum occupancy: 2 adults. Only individuals listed on the lease may occupy the property. Smoking No smoking or vaping of any kind is permitted inside the apartment or anywhere on the property. Pets No pets permitted. Parking Parking space is provided on property. No parking on landscaping or in areas not designated for tenant parking. Maintenance Tenant agrees to keep the apartment clean and promptly report maintenance issues. Tenant is responsible for damages caused by negligence or misuse. Landscaping Property landscaping is maintained by the owner. Tenants shall not alter landscaping without prior written approval. Appliances Apartment includes kitchen appliances and basic cooking utensils, washer & dryer. Tenant is responsible for routine cleaning and proper operation of provided appliances. Garbage Tenant shall place all household trash in the designated trash containers located on the side of the house. Quiet Enjoyment Quiet hours are from 10:00 PM to 8:00 AM. Excessive noise, parties, or activities that disturb neighbors are prohibited. Guests Overnight guests are welcome for short visits. Guests staying longer than 14 consecutive days or more than 21 days within a 12-month period require prior written approval. Subletting Subleasing or short-term rentals (including Airbnb or similar services) are prohibited. Application Requirements Completed rental application. Income verification (typically at least three times the monthly rent). Positive rental history and references.
