Co-op Unit for Rent 1417 N Street NW, Unit 308 (Logan Circle) - $3,000 Co-op Buy-In This is a cooperative housing unit, so instead of signing a traditional lease, you'd purchase a $3,000 membership share from me, which gives you the right to live in the unit. There's no fixed lease term, but given the buy-in and application process, it tends to work best for someone planning to stay at least 1-2 years. When you eventually move out, you sell your share back to the co-op or to a new buyer, so you have the opportunity to get your money back. Rent (technically called a monthly carrying-charge) is $1,268.83, which covers water, trash, compost, building maintenance, mailroom access, bike storage, in-building laundry, elevator, and 24/7 security cameras in common areas. To qualify, applicants need an annual income between $53,256 and $86,650 at the time of application (no maximum once approved). The unit needs to be your primary residence Airbnb, short-term rentals, and subleasing aren't allowed. There's a $65 application fee and a $109 certification fee at closing. Closing fees ($1,700-$2,100) are currently waived under a promotion, which is a nice bit of savings if you're applying soon.
