Lease terms

Tenant is responsible for all utilities: water, gas, and electricity. Tenant agrees to be responsible for all PG&E electric/gas charges on the unit's meter, which serves additional space beyond the unit itself and may result in higher usage than a typical unit this size. In consideration of Tenant assuming full responsibility for these charges, Landlord has forfeited the monthly pet rent and set the rent below market rate for comparable units. Tenant is required to obtain and maintain a renter's insurance policy for the duration of the tenancy, with minimum liability coverage of $100,000. Tenant agrees to provide Landlord with proof of coverage prior to move-in and upon each policy renewal. Failure to maintain continuous coverage shall constitute a breach of the Lease.
