The cozy living area boasts plush seating, tasteful decor, and a large flat-screen TV for movie nights or quiet downtime. Enjoy the private patio for lounging, with easy access to the community pool. This townhome is ideally situated just 10 minutes from Texas A&M University and Kyle Field, and 5 minutes from Veterans Park and local favorites like C&J's Barbeque. Downtown Bryan is also just a 10-minute drive away, offering a prime location for exploring the area. Smoking is NOT allowed in or on the properties. If any evidence of smoking is detected, $400 will be retained from your deposit to deodorize the home. Do not turn the thermostat below 69 degrees during the summer, as the unit could freeze, and the guest will be charged the cost to repair the heating/cooling system. When leaving in the summer season, turn the thermostat up to 80 degrees. When leaving in the winter season, turn the thermostat down to 60 degrees. People other than those accounted for in the booking agreement may not stay overnight in the property. If unauthorized guests are found to have stayed, a fee of $200 will be retained from your deposit plus $50 per person. Pets are NOT allowed at this property, with the exception of legally documented service animals. If any pets are found in/on the property without a previous agreement, the guest will be fined $200, and the booking will be terminated. Do not flush anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products or other products besides toilet paper have been flushed and clogged the plumbing system, the guest will be charged the cost of the plumbing repair. Absolutely no candles may be burned in the house or on the property. There is no grill at this property. Guests will need to provide their own paper goods. An initial set-up of trash liners, toilet paper, and hand soap is provided. Extra items needed are the responsibility of the guest (e.g., toothpaste, soap, extra toilet paper, shampoo, etc.). No trash or other items may be left on the property. Please collect all trash, bag it, and place it into the city garbage bin location in the garage. There will be a $25 charge if this rule is not followed. Guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful act. The homeowner or booking agent may enter the premises at any time without securing prior permission from the guest in case of emergency. Any guest who is found using illegal drugs or allows others to use illegal drugs on the premises will be immediately denied continued occupancy at these premises. Do not leave anything on the stove that can melt or catch on fire. Fire extinguishers are located and labeled where the fire sign is on the top of doorways. Includes a coffee bar.
