Lease terms

**Lease Duration** Minimum lease term is **12 months**. Longer lease terms may be considered upon request. The lease begins on the agreed-upon move-in date and ends on the date specified in the lease agreement. **Rent & Payment** Monthly rent is due on the date specified in the lease agreement. Tenants are responsible for making timely rental payments and any applicable late fees outlined in the lease. **Security Deposit** A security deposit equal to **one month's rent** is required prior to move-in. The deposit will be held and handled in accordance with applicable Texas law and may be used for eligible damages or unpaid obligations at the end of the tenancy. **Smoking Policy** This is a **smoke-free property**. Smoking, vaping, or use of tobacco or similar products is not permitted inside the home. Smoking is also prohibited in enclosed areas of the property. Tenants are responsible for any damage, odor removal, or cleaning costs resulting from violations of this policy. **Parking** Tenants may park in the designated driveway and/or garage spaces provided with the property. Parking on lawns, landscaping, sidewalks, or other unauthorized areas is not permitted. Vehicles must be properly registered and maintained. No abandoned or inoperable vehicles may be kept on the property. **Pet Policy** Pets are considered **on a case-by-case basis and require prior owner approval**. A maximum of 2 pets is permitted. Approved pets must be house-trained, properly supervised, and not create excessive noise, damage, or disturbances. A $350 refundable pet deposit per approved pet** and $25 monthly pet rent per approved pet** will apply, where permitted by law. Tenants are responsible for any pet-related damage beyond normal wear and tear. Unauthorized pets are not permitted. Assistance animals will be accommodated in accordance with applicable fair housing laws. **Maintenance & Property Care** Tenants are responsible for maintaining the property in a clean, sanitary, and reasonable condition. Tenants must promptly notify the landlord of leaks, plumbing issues, appliance problems, damage, or other conditions requiring attention. Tenants are responsible for routine upkeep, including replacing light bulbs, HVAC filters, and smoke-detector batteries when applicable, as well as maintaining the property in accordance with the lease. Tenants may not make alterations, paint, install fixtures, or make repairs without prior written approval from the landlord. The landlord is responsible for repairs and maintenance that are not caused by tenant negligence, misuse, or failure to promptly report an issue. **General Property Rules** Tenants must comply with all applicable laws, HOA rules, and community restrictions. The property may not be used for illegal activities or purposes that create a nuisance or disturbance to neighbors. The tenant is responsible for the conduct of all occupants and guests and for any damage caused by them. **Move-Out Requirements** Upon termination of the lease, tenants must return the property in a clean and undamaged condition, remove all personal belongings and trash, return all keys and access devices, and leave the property in accordance with the move-out requirements provided by the landlord.
