LEASE TERMS 1. A security deposit of $2,400 is required at the time of signing the lease agreement. The security deposit is fully refundable upon completion of the lease term, provided there are no damages beyond normal wear and tear, unpaid rent, cleaning charges, or outstanding maintenance costs. 2. The first month's rent is due 7 10 days prior to the move-in date, as specified in the lease agreement. All administrative procedures, utility transfers, and property handover processes will begin thereafter. 3. The lease term is for an initial period of one (1) year. The lease may be renewed upon mutual agreement between the landlord and tenant. 4. The property is intended for long-term residential rental only and is not available for sale. 5. Tenants are responsible for maintaining the property in clean and good condition throughout the lease period. 6. Any damages caused by the tenant, guests, or pets during the tenancy will be the tenant's responsibility and may be deducted from the security deposit. 7. Rent payments must be made on or before the due date stated in the lease agreement. Late payments may be subject to applicable late fees. 8. Subletting or assigning the lease to another party is not permitted without prior written consent from the landlord. 9. Any maintenance issues or repair requests should be reported promptly to the landlord or property manager. 10. The property shall be used solely for lawful residential purposes and occupancy limits must comply with local regulations. 11. Utilities such as electricity, water, gas, internet, cable, trash removal, and other services shall be the responsibility of the tenant unless otherwise stated in the lease agreement. 12. Smoking is strictly prohibited inside the property unless specifically authorized in writing by the landlord. 13. Pets are not allowed on the premises without prior written approval from the landlord. Any approved pets may require an additional pet deposit or fee. 14. Parking spaces, if provided, are to be used only by authorized tenants and guests. Unauthorized or improperly parked vehicles may be subject to towing at the owner's expense. 15. The tenant agrees to provide at least 30 days' written notice prior to vacating the property at the end of the lease term. 16. Early termination of the lease before the agreed lease expiration date may result in penalties or forfeiture of part of the security deposit, unless otherwise agreed upon in writing. 17. The landlord reserves the right to inspect the property with prior notice as permitted by applicable law. 18. Any illegal activities, disturbances, or nuisance caused by the tenant or guests may result in immediate termination of the lease agreement. 19. The tenant is responsible for complying with all community rules, homeowners' association regulations, and local laws applicable to the property. 20. Any modifications, painting, installations, or alterations to the property require prior written consent from the landlord. 21. Failure to comply with any terms of the lease agreement may result in termination of tenancy in accordance with applicable laws.
