Lease terms

A one-year lease is required. No charge for applications. A fee for a credit check will be required for each adult and paid by the applicants. One housebroken dog will be considered not limited to 40lbs. Renter pays all utilities and is responsible for maintaining, watering and mowing yard. No smoking, vaping or illegal drug use allowed. Convictions for sex offenses, stalking, manufacturing and/or distributing a controlled substance and crimes resulting in the death of another person will be cause for denial. No registered sex offenders will be approved. Will not accept anyone who has been convicted of a violent crime, property crime or domestic violence within the last 5 years and will be cause for denial. Other convictions in the past 5 years may be cause for denial of the application depending the nature of the offense and otherwise handled on a case-by-case basis. Evictions or outstanding funds owed to a landlord in the past 7 years and will be cause for immediate denial. Utility balances still unpaid will be cause for immediate denial. Bankruptcies must be discharged for 5 years with no new past due accounts. Applicants must provide a valid form of identification that includes a photo.
