Lease terms

12-month lease preferred. Tenant is responsible for electricity/gas, water/sewer, garbage, internet/cable, and routine yard care unless otherwise agreed in writing. Parking is included. No smoking or vaping allowed. Pets considered with owner approval and applicable pet deposit/pet rent. Tenant is responsible for pet-related damage. First month's rent and refundable security deposit due at lease signing. Renters insurance required. Screening criteria will be provided before application. Tenant screening criteria All adult applicants age 18 or older must submit a complete rental application and authorize tenant screening. Applicants must have a satisfactory screening record, including acceptable credit history, verifiable income, positive rental history, no prior eviction judgment or unresolved landlord debt, positive references, and no materially adverse background information affecting tenancy, resident safety, or property protection. Minimum screening requirements: Minimum credit score of 740. Applicants should also have no significant adverse credit history in the past 2 years. Gross monthly household income must be at least 4 times the monthly rent. Applicants must provide verifiable income, such as pay stubs, tax returns, bank statements, employment offer letters, benefit letters, or other lawful income documentation. Applicants must have a positive rental history, including timely rent payments, proper care of prior rental property, no unresolved landlord balances, no prior eviction judgment, and no repeated or serious lease violations. Applicants may be denied for prior eviction judgment, unpaid landlord debt, false or incomplete application information, unverifiable income, poor rental references, excessive debt, failure to meet credit or income requirements, or failure to meet the stated screening criteria. Each adult occupant must be listed on the lease. Occupancy must comply with applicable housing and safety standards. No smoking or vaping allowed. Pets are considered with owner approval, applicable pet deposit and/or pet rent, and a signed pet agreement. Tenant is responsible for pet-related damage. First month's rent, refundable security deposit, and any other lawful move-in charges must be paid before possession.
