Applicants must provide verifiable income, such as pay stubs, tax returns, bank statements, employment offer letters, benefit letters, or other lawful income documentation. Applicants must have a positive rental history, including timely rent payments, proper care of prior rental property, no unresolved landlord balances, no prior eviction judgment, and no repeated or serious lease violations. Applicants may be denied for prior eviction judgment, unpaid landlord debt, false or incomplete application information, unverifiable income, poor rental references, excessive debt, failure to meet credit or income requirements, or failure to meet the stated screening criteria. Each adult occupant must be listed on the lease. Occupancy must comply with applicable housing and safety standards. No smoking or vaping allowed. Pets are considered with owner approval, applicable pet deposit and/or pet rent, and a signed pet agreement. Tenant is responsible for pet-related damage. First month's rent, refundable security deposit, and any other lawful move-in charges must be paid before possession.
