Paying all utilities, including electricity, water, gas, internet, trash, and any other services unless otherwise specified in the lease. Maintaining the lawn and landscaping, including mowing, edging, watering (subject to local restrictions), weeding, and replacing dead plants caused by neglect. Keeping the property clean and in good condition, including routine housekeeping and promptly reporting maintenance issues. Replacing HVAC air filters regularly (recommended every 1 3 months). Changing light bulbs, smoke detector batteries, and other minor maintenance items. Preventing damage to the property and notifying the landlord immediately of any repairs needed, water leaks, pest infestations, or safety concerns. Maintaining renter's insurance throughout the lease term. Not making alterations, painting, installing fixtures, or mounting televisions without prior written approval from the landlord. Not subletting the property or allowing long-term occupants not listed on the lease without written permission. Keeping the property free from illegal activity and excessive noise that may disturb neighbors. Being responsible for any damage caused by the tenant, occupants, guests, or pets beyond normal wear and tear. Small dogs may be permitted on the property subject to prior written approval by the landlord. All pets must be disclosed during the application process and approved before being brought onto the property. Approval of one pet does not constitute approval of additional pets. APPLICATION & SCREENING REQUIREMENTS All applicants aged 18 or older must complete an application and screening through Zillow Rental Manager or another screening service approved by the landlord. As part of the application process, the landlord may review: Credit report and credit history Criminal background check Eviction history Income and employment verification Rental history and landlord references Approval is based on the overall application and is at the landlord's discretion, subject to applicable federal, state, and local fair housing laws. Applicants with lower credit scores, limited credit history, or other risk factors may be required to pay an additional security deposit, if approved. Providing false, incomplete, or misleading information on an application may result in denial of the application or termination of the lease if discovered after move-in. All application and screening fees are non-refundable.
