Lease terms

To be considered, applicants must submit all required supporting documentation listed below. Incomplete applications or failure to provide the requested documents may result in automatic application denial. Tours will be scheduled only for applicants who meet the preliminary rental requirements based on submitted application materials. REQUIRED DOCUMENTATION: 1. Verifiable proof of income is required. Please provide one or more of the following (a-d): a. Pay stubs b. Proof of funds for self-employed applicants (tax returns, 1099s, business bank statements, etc.) c. Employment offer letter (if recently hired) d. Rental assistance documentation if applicable (HAP/HCV/Section 8, BAH, VA benefits, etc.) 2. Most recent 2 months of bank and/or savings statements. 3. Government-issued photo ID (driver's license, passport, state ID, etc.) LEASE TERMS - Minimum 1-year lease with renewal options subject to property condition and lease compliance. - Tenant responsible for electricity, gas, water, cable, internet, and phone services. - Owner provides sewer, trash service, and monthly landscaping maintenance. - Washer and electric dryer hookups available (appliances not included). - Cosigners not accepted unless otherwise approved by owner. - No business operations or commercial activity permitted on the property. - Non-smoking property. - No pets permitted.
