Lease terms

Rent is $3,200 per month. Security deposit is $2,500. Tenant is responsible for paying rent on time each month and keeping the property clean and in good condition. Minimum lease term preferred is 12 months. First month's rent and security deposit are due before move-in. Tenant is responsible for utilities unless otherwise agreed in writing. No smoking inside the home. Pets are subject to owner approval and may require an additional pet fee or pet deposit. All adults 18+ must complete an application, provide proof of income, and pass background/credit screening. Tenant must show verifiable income and rental history. Late fees may apply if rent is not paid on time. In North Carolina, monthly residential late fees are limited to $15 or 5% of monthly rent, whichever is greater; for $3,200 rent, that would be $160 max if written into the lease. Security deposit will be handled according to North Carolina law. NC security deposit limits depend on the lease type, and your $2,500 deposit is under the allowed limit for a $3,200 rental.
